Asking rent over time

35 archived captures of the operator's own listing page, Aug 20–Apr 26.

Source: theninewestcampus.com/floorplans/ · the operator's own published listing page · archived via the Wayback Machine · 35 captures, Aug 20–Apr 26

WCII analysis Across 35 archived captures of The Nine at West Campus's listing page, the median advertised rent sits between $1,000 and $1,250, and the most recent capture (Apr 26) reads $1,247. We do not draw a trend through these points, and we do not subtract the first from the last. Student housing sells the lease year as a filter. An operator can advertise next year's lease and this year's leftover rooms on the same day, and these archived pages never record which one a price was for. So two captures months apart may be quoting different lease years, and the gap between them is not a rent change we can source. Each dot supports one fact, with a receipt: on that date, this page advertised that rent.

The chart plots the median of every floor plan listed on each capture. Each point opens the archived page it was read from, with the rents visible on it. Every rent here was read from the page's visible “starting at” text, so treat the level as approximate.

Each dot is the median advertised rent across all floor plans listed on one archived capture. The dots are deliberately not joined. A connecting line would claim that consecutive captures price the same thing, and these pages do not record which lease year they were advertising. A rise or fall between two dots may just be the operator switching which lease is on sale. Each dot on its own is receipted: click it for the archived page with the rents visible. The median is used deliberately: the “starting at” scans carried a few obvious parse artifacts at the extremes (a stray $4,200, a $602 floor), but the middle of the distribution tracks cleanly.

Every row links to its receipt, the exact Wayback snapshot the figure was read from, with the rents visible on the archived page. The prices are reproduced public record; the median and the trend read are WCII analysis over those facts. Range is shown only for the machine-verified captures, where the min and max are trustworthy.

Complaint records

4 cases on the city's file · 4 distinct in the last 36 months.

Austin files each complaint under a category and records how it ended, the outcome. “No violation found,” “closed via voluntary compliance” (a problem the city got fixed), and “duplicate case” are different stories, and the outcome sits under each status. Where a complaint became a formal violation case, that row links to the city's full case file.

On offer right now

2026-07-23: “FEWER THAN 15 SPACES REMAINING! 4 $250 GIFT CARDS REMAINING.”

Verbatim from the operator's own site, observed by WCII's offer ledger (checked several times a day, because these offers rotate, sometimes within a day).

WCII analysis Across 35 captures in 7 years, month-by-month medians are computable but capture-sparse; treat as directional only. 4 code-complaint records in the trailing 36 months. Too few records to look for a monthly pattern at all. A quiet-month tour is the building at its best; do not price it as typical.

Advertised 'starting at' rents are per-bed minimums; the bed you are offered may cost more. A discount comes on top of the rent, it does not replace it. A gift card is a one-time saving; a monthly discount repeats each month. Coverage is capture-limited: months with no snapshot are unknowns, not evidence of no change (asymmetric-evidence rule).
